Has security become an area of concern for Dallas Luxury Apartments?

Unluckily, for Dallas Luxury Apartments, New Year hasn't started on a good note.

People were happy with realtors announcing new communities for renting luxury apartments in Dallas. But soon they bumped onto the bad news of crimes occurring in streets of Dallas Luxury Apartments which left them stunned. The very image of luxury apartments in Dallas and their opulence has taken a severe beating. Owing to the incidents, people have become more security conscious about moving in Dallas. Not a good sign for one of US leading real estate market.

Here are the black incidents which have created the mess for Dallas Luxury apartments.

1. Deadly Shooting

People recently arrested a person with murder charge to his name following the gun-shooting which took place on 14th of Feb, 2016 in northeast Dallas Luxury Apartments. It saw a 35-year-old lost his life on his way to the hospital after getting wounded in what can be called as a shameful incident.

2. Attacks on women in Lake Highlands

Security Patrols are being increased in Lake Highland as a result of two serious assaults on women. The incident broke out in the parking lot of their respective apartment places, Hilton Head and La Risa, but it was the sheer bravery on the part of the victims which saved the day and hence avoided any major loss. Though, no suspects have yet been arrested by Dallas police under the investigation process up till now.

3. Inappropriate touching
As we are discussing the matter, the cops are still busy in searching for a man who inappropriately touched two girls in one of North Dallas Luxury Apartments. The police have somehow managed to get a picture of the suspect to which the witnesses believe as the guilty party.

One can easily say that these incidents are common and have no significance to the Dallas Luxury Apartments but what we can observe and point out is the lack of security in the apartment complexes. Who knows, if proper security measures were implemented in the required places the incidents could have been avoided or, at least, recorded. The possibilities are endless, but the occurrences have given us a clue to prioritize the security while choosing our home in Dallas luxury apartments.

Apartment renting was never too easy nor hiring an apartment guide, but it’s always advisable to follow 5 basic rules while renting apartments.

Look for the Community in Person

Always prefer visiting the community in person with the apartment guide rather than going just for the online show while renting an apartment.  Meanwhile, it's no harm having an idea for the locality from the web but you should always buy for the feel good factor walking through your potential home along with the apartment guide.

Make a call prior to visiting

You must call the apartment guide and ask for the figures before paying a visit. You would like to verify the locality prices from other service providers too so that you must not pay a few extra bucks while going for the particular community and amenities.

    Evaluate your priorities

More often than not people have a list of features in their mind while asking for the flat to the apartment guide. But sometimes it's required to cut a thing or two from that list since the rentals don't go along as per our imaginations. Give it a thought and enlist your priorities once again while moving into the house of your dreams.

    Avoid renting the wrong apartment

Sometimes people get lured into bizarre lucrative deals offered by few apartment guides. It might suit other people's requirements, but it can't guarantee the fulfillment of your needs. Better to avoid falling into such traps by going for the trusted apartment guide only.

    Seek help from an expert

Moving new into the city all alone can be a little tricky. Seek help from friends and relatives wherever necessary or hire an expert to get the burden off from your shoulders. An apartment guide can help you out of the trouble big time.

D-FW: Nation’s top market for apartment leasing, construction

The Dallas-Fort Worth metroplex, DFW, or The Metroplex, as the locals refer, is the socio-economic hub of north Texas, USA. It is basically a region comprising divisions of Dallas Plano Irving and Fort Worth Arlington. Its 8,991 square miles of land is well renowned as the largest landlocked metropolitan region in the whole of US.

Historically, the two brothers didn’t even like to share the same set of the newspaper. But with the fast moving economy and rapid growing suburbs they soon came close and hence we got DFW or The Metroplex, we all know. Dallas attracts more of the IT businesses while Fort Worth is home to farming and ranching industries.

The Dallas-Fort Worth economy is on an all time high, much to the advent of major companies like Toyota Motors and Liberty Mutual which brings along with them, their thousands of employees. Although, the Metroplex being much celebrated for its base of IT and Telecom industries, American Airlines still holds the top seed for leading employer in the whole of D-FW.

D-FW undoubtedly, is considered as the strongest for-sale market, but when it comes down to the clash between supply and demand, the numbers are not doing enough justice. So, in consequence to this, 16,126 apartment units have already been placed in the past year to keep pace with the readily growing housing demand. Besides it being a hot-shot renting market, the housing units are still proving to be inadequate for those newly coming in. Only to my surprise, that still 5% of the apartments remained vacant during the first quarter of 2015. Not to forget Tenants, this went on to lease some 3,537 D-FW apartments last year.

But to the rescue of natives, 34,109 new apartments are under construction in the first quarter of this year which is the highest for this area since the 1980s which embark itself as the largest building volume in the country. Also, the construction volume shows no sign of going down and may increase as developers look to start more projects this year according to MPF.

The overall renting prices of D-FW apartments are very much on the higher side as a result of its rich occupancy which goes as high as 95.3% with options of mid-range apartments being limited to only a handful. Subsequently, the average monthly apartment rent in the D-FW area is now $927, with newly built units costing as much as $1,200 in the suburbs and more than $1,700 a month in central city locations. With fewer vacancies, operators pushed rents 2.2% during the 2nd quarter, while annual growth measured 5.5%, a 20-year high. The best option for renting apartments prevails with the brand new projects moving through initial lease-up.

The surge in the building comes as the Dallas-Fort Worth area tops the country in demand for apartment homes. Although, this increased populace has raised problems of some stature for local inhabitants, looking to buy homes in Dallas-Fort Worth metroplex, much thanks to the soaring rental prices.

However, if you are not living in an urban location or you don’t have a spacious yard, having a garden might not be like an option. You can make a wonderful garden that will require very little or no floor space and beautify your tiny balcony by a hanging garden.
The concept of hanging gardens is perfect for those who have small yards and balconies because they are highly customizable despite having limited space. You can customize your balcony the way you want and can also personalize it to fit your specific area. Here we are listing some ways to self-decorate your balcony as Garden.

A hanging pallet garden is a great idea of utilizing space. As it has to be hanged on walls, it doesn’t take any room space or any floor space, and you are free to keep your furniture or anything you would like to place.
So, if you want to create a hanging pallet garden, get a wooden pallet, a staple gun and staples, sandpaper, landscaping paper, a hammer, nails, planting soil, ¼ inch thick medium density fiberboard (MDF) and a plant of your choice.
First you have to sand the wooden pallet to eliminate any rough spot. You must sand all sides and edges. If your pallet do not have any backing, you must nail the MDF into the back of the pallet. It will prevent of dropping out of the soil from pallet and now staple the landscaping paper to the bottom, back and sides of the pallet.
Now, place your pallet facing upside, Fill soil in it, making sure to pack it down firmly while still leaving room for your plants. Plant seeds of your choice and plant them starting the bottom of the wooden pallet. If your pallet is completely filled with soil, then fill them well with water. Now left them for two weeks and never forget to water them well during these two weeks.
After two weeks, you can place your pallet upright anywhere on walls in your balcony.

Framed Succulent Garden

Now, Framed Succulent Garden is a favorite hanging garden option. It is a very unique of its type. It will beautify you balcony without occupying any floor space at all as it hangs right on the wall like a framed photograph!
To make a Framed Succulent, you first have a selection of succulent. Note that the best succulents to use for a garden should be of smaller verities as gardening expert Cara Meyers says. In order to create one, you will need a medium or large picture frame with the glass, pruning shears and backing panel removed, hammer, nails, a wooden shadow box cut to fit the back of the frame,½-inch hardware cloth cut to fit the inside dimensions of the frame, ¼-inch plywood backing cut to fit the back of the shadowbox, staple gun and staples, soil, and a chopstick or pencil.
Add your shadow box to the back of the frame by the help of hammer and nails. Shadowbox will add depth to the frame, to form a tray that can provide more space for soil and succulents. Place hard wire cloth in frame and staple it along wise frame’s edge to secure it. Now, put the plywood on the top of hard wire cloth and nail it to the shadow box.
Turn the frame and add soil, push it through the hard-wire cloth. Please ensure that the soil is evenly distributed and continue adding soil till it fills the entire box up to the cloth. Once it is full of soil, poke the soil using pencil or chopstick in the soil where you like to place your succulents.
Once you placed the plants to your liking, leave it in the shade for one or two weeks. Avoid to water it for first two weeks. After it you can hang the frame in your balcony wall. Just ensure that hooks should be sturdy.

Hanging Shoe Organizer Spice Garden

Another great way of hanging balcony that provides an opportunity to recycle something that you may have in your home is a hanging shoe organizer spice garden. If you don’t have a shoe organizer you can find inexpensive ones to convert into hanging spice garden

Now, identify the shoe organizers drainage abilities just by pouring water in one of the compartments earlier than putting soil in it. If the fabric does not allow for adequate drainage, poke some holes in the bottom of each pocket.
Fill all the pockets with soil, leaving an inch between the top of the soil. You may then add the herbs seed and spices that you would like in your garden. Enjoy there growing!
